Three new apartment buildings with a creche and retail units are proposed. The building plan is simple, and each building shares from a common list of architectural ingredients. Each building is rotated differently, creating a variety of public outdoor landscaped spaces for residents to enjoy, and giving each apartment a unique outlook and access to sunlight. This approach creates both variety and cohesion; making the project into a whole that is greater than the sum of its parts.
The apartments have been designed carefully and sensitively to provide a high degree of residential amenity and flexibility, with a focus on daylight, natural ventilation, and aspect for each of the 58 apartments proposed. The apartments are set in 3 buildings, embedded within a soft planted landscape with a range of residential amenities.
The central design idea of the proposed development is to create good apartments, set around a variety of well-designed and useful communal open spaces for the enjoyment of residents.
The building plans use a central core arrangement, maximising floor plate efficiency and prioritising flexible apartment layouts. Inset balconies are used throughout. By recessing the balconies inside of the building form, overshadowing and overlooking is minimised, while the balcony spaces can interact with the Living/Kitchen/Dining spaces of each apartment. In many apartment types, bedrooms also have secondary access to the balcony private amenity spaces. Recessed balconies are located on each of the building elevations, giving every apartment a unique outlook and ensuring a lively and welcoming animation of the building facades.
